In these situations you can never have too many details. Make sure you explicitly say who pays for what, the date you want to close by and what’s included in the house. Documents Needed at Closing

Some of the documents that are needed to close, and also will more than likely be referred to, are the purchase agreement, proof of title search and insurance, flood certification, proof of homeowners insurance, mortgage insurance, home appraisal and inspection reports. Bringing all of these documents with you to the closing will help the process go as quickly as possible.
